The price list quotes one rate for all plot sizes. One 120 sq.yd plot without PLC is currently available; the developer flyer shows other plots from 140 sq.yd up to about 256 sq.yd.
The first row is the one 120 sq.yd plot available now (no PLC), and the second is a round-number example. The other three use sizes and PLC types from the developer's inventory sheet, where every listed plot carries at least one PLC.

Base sale price ₹98,00,000 plus EDC ₹1,05,000, IFMS ₹14,000 and club membership ₹1,00,000 comes to ₹1,00,19,000, before PLC, meter charges, GST, stamp duty and registration. Each PLC adds ₹3,500 per sq.yd — ₹4,90,000 on a 140 sq.yd plot.
PLC is a preferential location charge. The developer price list gives ₹3,500 per sq.yd for each PLC. The inventory sheet shows three PLC types — corner, park-facing and 18 m wide road — and some plots carry two.
Booking amount is ₹5 Lakh. On the Flexi plan, 50% of the base price is due within 60 days, 25% on application for occupancy certificate and 25% on offer of possession. On the Super Flexi plan it is 30% within 60 days, 20% within 120 days, 10% at allotment, 7% at each of five infrastructure milestones and 5% on offer of possession.

One gaj is one square yard (9 sq ft). The developer price list gives ₹70,000 per sq.yd, which is ₹70,000 per gaj, so a 120 gaj plot has a base price of ₹84 Lakh and a 140 gaj plot ₹98 Lakh. EDC, IFMS, club membership, any PLC and taxes are extra.
